TERMS AND CONDITIONS FOR ARIMA GUEST HOUSE — VILLAGE OF SUSHINA
Dear Guest, for a pleasant and hassle-free holiday in Guest House Arima, we hereby ask you to strictly follow our terms and conditions!
I. USE OF ARIMA GUEST HOUSE
A reservation can be made at the discretion of Guest House Arima, as guaranteeing a deposit for the reservation made prior to check-in, amounting to no more than 50% of the total amount of the reservation.
The payment of the deposit must be made within 3 working days (unless otherwise agreed by the parties), and then your reservation will be confirmed. The remaining amount of the reservation is payable on the day of check-in.
II. CONDITIONS FOR CANCELLATIONS
Cancellation of a reservation made by you can be done in one of the following ways:

Upon cancellation of a confirmed reservation up to 10 days prior to arrival, the customer does not owe a penalty.
Upon cancellation of a reservation no less than 3 days prior to arrival, you will be charged a penalty amounting to the deposit. If a reservation is agreed without paying a deposit, a penalty of 50% of the total amount of the reservation is due.
If canceled up to 48 hours prior to check-in, or in case of no-show on the day of check-in, the amount paid in advance on your reservation will not be refunded.
Arima Guest House reserves the right to cancel a confirmed reservation in case of force majeure and other reasons beyond the owner’s control. In these cases, the owner offers the client accommodation for another period at the same conditions and prices.
III. CONDITIONS OF ACCOMMODATION
1. CHECK-IN AND CHECK-OUT:
- Check-in: 02:00 PM
- Check-out: by 12:00 PM
In the event of a delay, the first hour of delay will be subject to payment in the amount of 10% of the value of the night accommodation, the second hour — 50%, the third and more hours — 100%, unless otherwise agreed between the parties.
2. MAXIMUM ACCOMMODATION
The house can accommodate a maximum of 34 people.
3. RULES FOR ADJUSTMENT OF ADDITIONAL BEDS::
Children up to 5.99 years are accommodated free of charge.
Accommodation on extra bed is charged BGN 6.00 (six Bulgarian leva) and if the client wishes to have breakfast, another extra BGN 6.00 (six Bulgarian leva) will be charged.
Children’s cot — free of charge.
Sorry, pets are not allowed in Guest House Arima.
Accommodation in the house is done by presenting personal documents certifying the identity of the guests.
The data you provide are protected under the Personal Data Protection Act and the regulations on the protection of information and are processed only in connection with the fulfillment of the established requirements of the Law on Tourism.
This information will be used solely in connection with your booking and will not be shared for other purposes.
VI. RIGHTS AND OBLIGATIONS
Guest House Arima undertakes to provide the client with the full services requested and paid for.
Guest House Arima undertakes not to change the price of the services paid by the client, except in exceptional cases, where this is economically justified.
When the client makes a reservation, he enters into a contractual relationship with Arima Guest House and accepts its terms and conditions.
Customers using the services of Arima Guest House should be adults according to the Bulgarian legislation (aged 18 (eighteen) and above). Children are allowed only if accompanied by their parents or other legal representatives.
Guests are required to be extremely careful and resourceful throughout their stay in Guest House Arima, particularly those with children. Our representatives are not liable for persons under 18 years that have been left unattended.
The owner or its representative IS NOT responsible for:
- Any physical injury, illness, loss, damage, inconvenience or additional costs incurred by guests and accompanying persons, regardless of the reason;
- НFailure of guests to stay in the House, due to impeding the circumstances of a personal nature (cancellation of leave, loss of documents, etc.);
- In cases of force majeure or natural disasters (torrential rain, floods, snowfall, blizzards, hails, earthquakes, landslides, etc.); blockades (roads, borders, etc.), fire, industrial accidents; wars and other; as well as other events beyond the control of the owner, which make Guest House Arima dangerous or unusable.
All guests and visitors to the House are required to comply with the accepted norms of behavior. Any illegal or immoral activities such as gambling, drug use, possession or use of pyrotechnic or dangerous goods, and the possession or use of firearms and other weapons are strictly prohibited.
Guest House Arima is not responsible for lost, forgotten or stolen items from the rooms, the dining room or the pool, as well as for any damage caused by third parties.
Guest House Arima is not responsible for damages caused by actions of third parties.
VIII. DAMAGES OR LOSS
It is the duty of the guests to use the property of Guest House Arima with due diligence.
The owner or their representative may require guests to release the guest house immediately in case of excessive or unacceptable loss or damage at any time during the stay in the house without the right to compensation or refund of the amount paid.
The damages or losses incurred during the stay in Guest House Arima are paid by the guests in full amount of the market price.
IX. PRICES AND COMPLAINTS
All prices published on the website of Guest House Arima as well as in e-mail messages sent to the client are in Bulgarian leva, including VAT and tourist tax. In some cases, they may be bound by other offers, promotions and conditions. If you need more information about our suggestions, our team is available for you.
Costs incurred for additional services are not included in the price of the reservation and are additionally paid on the spot.
Amounts for services claimed but not used wholly or partly by customer’s fault are not refundable.
All complaints related to the quality of the paid services must be claimed by the client on the spot, to correct the weaknesses. The complaint shall be in writing. In the event that claims are not satisfied, the client should require a person to draw up a record. Within 3 working days after compiling, the client will receive the official opinion on the problem by the management of the Guest House.
X. PAYMENT METHODS
- Cash, at the hotel
- With debit or credit card at the hotel.

XI. ADDITIONAL PROVISIONS
Smoking in Guest House Arima is prohibited, unless at the intended places.
If the guests plan to hold an event like a wedding or a party that includes a number of people larger than the bed capacity of Guest House Arima or if the guests intend to use the property for a purpose other than a holiday, they shall be obliged to inform us of this at the time of booking.
In cases of violation of public order and reported to law enforcement, guests take full responsibility in resolving the case. If sanctions, fines, regulations, forms and other penalties provided for by the Bulgarian legislation are imposed by the police, they shall be covered by the guests in whose presence the infringements were established.
When booking, guests agree that they have read these conditions, understand them and accept them without exception, and therefore cannot dispute them.
Arima Guest House reserves the right to change the information herein in case of changes in the laws regulating its activity.
